Northeast Georgia Board MLS: All-But-Indispensable Marketing Tool
If you are selling a home in Blairsville, GA this year, even in the improving market you certainly know there is a great deal more to it than sticking a sign in your front yard. It will be a competition between like-minded homeowners — some with very competitive properties to offer. This is where the help of a trained professional and the network that is the Multiple Listing Service (MLS) can make all the difference.
You’ve probably worked with it before: the MLS is a central online database hub where licensed real estate agents representing available homes list and promote them. It’s a central marketplace in the same way that the New York Stock Exchange is (only without a NASDAQ to compete for customers). The National Association of Realtors® found that the great majority of all properties sold last year were listed through an MLS. From a seller’s perspective, there are ample reasons why this is so.
Listing a property through the MLS means that you are doing better than assigning just your agent to do your marketing for you. Instead, you are enlisting all North Georgia Mountain real estate agents to sell your property to their clients. Read the rest of this entry »
GFE’s Let You Look Beyond North Georgia Mountain Mortgage Rates
Good Faith Estimates — anyone actively comparing mortgage rates in the North Georgia Mountains receives them. Yet GFE’s seem full of the kind of fine print that we don’t necessarily spend time worrying over: a glance at the bottom line would seem to suffice. Sort of like the kind of golf rule (26-1) that cost Tiger Woods his shot at a 5th green coat about a month ago!
Like Mr. Woods, even if we do everything else right, not paying close attention to the fine details can cost us. But quite unlike Rule 26-1, the details in GFE’s aren’t there to limit our options — they’re there to point the way cutting our costs!
To get that readout, you need only provide the standard details required by all lenders. Once that’s done, they are obligated to send you a GFE quickly: within three days. Mortgages are all about your obligation to the lender: so this puts the shoe on the other foot. Read the rest of this entry »
Come Out For Blue Ridge Farmers Market’s Opening Day! – Saturday June 1st
It is that time of year again to enjoy all the local fresh and delicious produce available at the farmers market! Tomorrow (Saturday, June 1st) come on out to the city park area in downtown Blue Ridge where you will see a variety of tents set up full of homemade items and produce. Any local vendor who grows vegetables and plants, or who has made baked goods or crafts, can join the market! Vendor market space is $3.00 per space. Hours for the market are Saturdays from 8 a.m. to 1 p.m.
Why do people enjoy farmers markets so much? I believe there are several reasons but first of all, I know I get a good feeling when I know I am supporting a local! I also know that their produce is generally very fresh and going to taste extra delicious. Many times you save money because you are not having to go through the middle man. One thing I admire is all the crafty and innovative people that come up with unique items for sale that may be hard to find in a store.
Come experience farmers market shopping if you never have before~ I think you will enjoy the variety of items to choose from and get that same great feeling of supporting local shopping! Whether you live here or are just visiting, it is a great experience.
Best and Final: The Dreaded Multiple Offer
Those who have been paying close attention to how the houses for sale in Blairsville Georgia have been performing may have observed the results of the dreaded “multiple offer situation.” When a closing price seems to rise unexpectedly, it could be because of something called the “Notice of Best and Final.”
That notice can be issued by a listing agent as soon as more than one offer is on the table. Experienced real estate agents sometimes choose this strategy to win the best price for their client. It instructs all interested buyers to submit their “best and final offer” by a deadline (usually within 24 – 48 hours). Since no counters or escalation clauses are allowed, one blogger has aptly called it Multiple Offer Sudden Death. Here’s how it works: Read the rest of this entry »
